We give ChatGPT and prompting a fair bit of time on this blog, and with good reason - it’s accessible, they are the “OG”, and there is a lot you can do with it.
But today, I’d like us to give Google our full attention, specifically the Google AI Studio beta, where you can explore some of their new tools for free.
Google AI Studio’s Beta offers access to experimental models that can edit images (like Photoshop’s generative fill), understand context across different media types, and even see your screen in real-time.
These capabilities aren't just incremental improvements but represent a significant shift in how AI can assist us daily, and the fact that they're currently free during beta testing means you can start using them today at no cost.
In this video, you’ll see some of the new image generation capabilities and the “Live Stream” functionality, where you can ask the AI questions in real-time about anything…
Image generation and editing: Upload any image and text prompt the AI to modify it
Text addition: Ask the AI to add text to images for quick promotional materials
Real-time screen assistance: Share your screen and ask for help with specific tasks—I received step-by-step guidance setting up a Notion database for social media planning, including what buttons to click when.
Here are some use cases I see for agents soon (at least when Studio is out of Beta!)
Property listing enhancement - Upload property photos and ask the AI to improve lighting, remove unwanted objects, or add virtual staging elements to empty rooms
Quick marketing material creation - Generate customised graphics for social media by adding text overlays to property images with specific fonts and branding
Market analysis help - Screen-share complex market data spreadsheets and ask the AI to help you identify trends or create easy-to-understand summaries for clients
Real-time CRM assistance - Get step-by-step guidance on using your real estate CRM more effectively while the AI watches your screen and suggests improvements
Document explanation - Show contracts or legal documents to the AI and ask for plain-language explanations of complex clauses
Social media content planning - Share your content calendar screen and get AI guidance on creating a consistent posting schedule for maximum engagement
Local area knowledge expansion - Upload neighborhood maps and get AI help creating detailed area guides highlighting amenities and selling points
This new range of Google AI tools show us that AI assistance is moving beyond text responses to truly helpful visual understanding and guidance. At any rate, I’ll be using this to find better ways to care for the plant life around the house.
