How to use ChatGPT to write a compelling pitch for buyers to attend an open home
If you want a better answer, let ChatGPT ask a few questions
If you’ve been following along this week, on Monday, I wrote a post about how to get better answers out of ChatGPT by tweaking your prompts to include specific words or phrases.
Yesterday, we looked at the command “Think Step by Step” as a method of getting more detailed answers from ChatGPT - with the example of creating an onboarding process.
Today, we’re going to look at another tweak, which allows the model to ask questions to gather necessary information before providing an output.
Prompt of the day
As an exercise, try copying and pasting the below prompt into ChatGPT twice as per these instructions:
The first time, start in a new window - copy and paste only up to and including the words “open house.”
The second time, start in another new window - copy and paste the whole thing
You are an expert real estate copywriter. Create a short pitch to persuade potential buyers to visit an open house. Please ask me any questions you need to until you have all the information to make the pitch truly compelling.
That one sentence, “Please ask me any questions you need to until you have all the information you need” could be added to the end of pretty much any prompt to make the results richer and more relevant - although it will create more work for you.
If you are following along with the exercise, you’ll see what I mean.
Here are the results I received on the second go:
To create a compelling pitch, I'd like to gather some details about the property and the open house event:
Property Details:
What type of property is it (e.g., house, condo, apartment)?
How many bedrooms and bathrooms does it have?
What are some of the standout features or amenities of the property (e.g., modern kitchen, swimming pool, garden, views)?
Are there any recent upgrades or renovations?
Location:
In what city or neighbourhood is the property located?
Are there notable attractions, schools, parks, or amenities nearby?
Open House Details:
When is the open house scheduled (date and time)?
Will there be any special incentives or features during the open house (e.g., refreshments, giveaways, a presentation on home financing)?
Target Audience:
Who do you see as the ideal buyer for this property (e.g., families, young professionals, retirees)?
Price Point:
If comfortable sharing, what is the asking price, or what price range is the property in?
These details will help tailor a pitch that highlights the property's features and speaks directly to the potential buyers' needs and aspirations.
Your job now is to answer those questions so that the model can return you something which is still a first draft - but a way more usable first draft.
