This tiny tweak will make your PDFs pop

Canva Killer!? A massive update to ChatGPT’s image-generation capabilities shipped yesterday. This does some crazy cool things for you as a real estate agent. I’ll do a full post on it as soon as it stops being hammered by everyone. I wanted to give some airtime today to a tool I’ve been using a lot lately. I think our relationship is now serious enough for me to tell you all about it.

But first, a story:

My home economics teacher in Year 12, Mrs Henderson, had decided to run a mashed potato experiment with us one day.

The kitchen filled with the homey aroma of butter melting into steaming potatoes as she worked her magic at the counter.

We watched, mesmerised, as her wooden spoon created rhythmic swooshing sounds against the pot, transforming lumpy spuds into clouds of silken perfection.

Steam curled upward in delicate wisps, carrying the earthy fragrance of fresh chives and the sharp tang of cracked black pepper.

The glossy peaks of potato caught the warm kitchen light, their surface rippling like vanilla-white velvet.

Our mouths flooded at the sight, anticipating that first heavenly bite - knowing how those perfectly seasoned pillows would dissolve on our tongues, rich and creamy, with that subtle whisper of sea salt that makes everything sing.

(Of course, this was well before carbs were declared kinda bad!)

Then came a ridiculously cruel twist.

With theatrical flair, Mrs Henderson reached beneath the counter and produced a small bottle of electric blue food colouring.

Time seemed to slow as two fat drops fell from the bottle's tip, bleeding through the pristine white mash like ink in water.

Before our eyes, our perfect potato paradise transformed into something that looked like it belonged in a sci-fi movie - or worse, right at the back of the refrigerator.

"Who'd like the first taste?" Mrs. Henderson asked, holding out a spoonful of blue mash.

Funnily enough, not a single person raised their hand.

That day, we learned a lesson far more valuable than how to cook mashed potatoes.

The lesson was that we eat with our eyes long before our forks ever reach our mouths.

This is true of many things we encounter, including websites, emails, PDFs—you name it. If the first taste we get with our eyes is awful, it will be hard to enjoy the rest of the dish.

So, today is all about how to produce beautiful-looking documents quickly with AI.

At the end, add an FAQ section where you attempt to guess my follow-up questions, go ahead and answer them. 

Do at least 3-5 FAQs in a more detailed format that would be interesting to a local property owner.
  • Once you’ve got your response copy it to your clipboard.

  • Create a free Gamma account and create a new Gamma with AI.

  • Choose Paste in Text

  • Paste in ChatGPT’s response (CTRL-V) - and click continue

  • Customise in Gamma

    • Choose the text content formatting option on the left hand side (reformat, condense, or add details).

    • Select the target audience and output language.

    • Customise the theme and layout based on preferences.

    • Click on "Generate" to let Gamma format the content.

This is a whistlestop tour of gamma - the possibilities are endless. And if you spend some time setting up your branding, your documents will always be beautiful. :)
